For homeowners, commercial property managers and HOA boards in Greenville, Winterville and Eastern North Carolina, preparing for an irrigation shutdown starts with clear information and equipment access.
Our October guide explains when to winterize irrigation. This November checklist covers the service visit. If your shutdown is still outstanding, arrange it before freezing weather reaches your property.
Put system information in one place
Gather any controller information, zone maps and previous service notes you have. Identify the water source and any past winter problems.
Tell the service team when equipment locations, system changes or previous shutdown procedures are unknown.
Report problems before the visit
Make a short list of concerns from the watering season: a persistently wet area, a damaged sprinkler, uneven coverage or a zone that stopped working. Add photographs and specific locations where possible.
Mention recent digging, new planting or other work near the irrigation system. Do not assume repairs or replacement parts are included in the shutdown appointment.
Confirm access and responsibilities
Arrange access to the controller, irrigation shutoff and other equipment the service team needs to inspect. Clear obstructions and discuss locked gates or buildings ahead of time.
For commercial properties and HOAs, identify the person who can answer questions and approve additional work. Confirm which irrigation areas belong to the property’s service scope, especially when individual homes and common areas have separate responsibilities.
Plan for plants that still need water
Tell the provider about recently planted trees and shrubs, new sod or seeded areas before the appointment. NC State Extension advises checking the root ball of newly planted trees and shrubs for moisture; cooler weather may reduce watering needs without eliminating them. Agree on who will monitor those areas and how any necessary watering will be handled after shutdown.
Confirm the work for your system
Ask your provider how remaining water will be handled and what attention exposed equipment needs. The appropriate winterization approach depends on the installation and the manufacturer’s instructions.
Ask which components the service covers and whether anything needs separate attention. Rain Bird recommends involving an irrigation specialist because water-removal methods can carry safety risks.
Keep the shutdown record
After service, keep the date, completed work and any unresolved concerns with your property records. Note recommended repairs and the person responsible.
Consult your irrigation provider before putting a shut-down system back into operation.
