September is a good time to review the irrigation program that carried your property through summer. As conditions change, the same settings may deliver more water than the landscape needs. Make the transition by checking your grass, soil moisture, and recent rainfall rather than choosing one fall shutoff date.
Start with the grass type
For centipedegrass, NC State recommends continuing growing-season watering guidance until the lawn becomes dormant, then preventing the soil from becoming powder-dry. That is a condition-based approach, not an instruction to keep every summer cycle running.
Tall fescue needs a different fall review. NC State’s September-through-November calendar continues its spring watering guidance. Identify the lawn before reducing irrigation across the property, and tell your irrigation provider about any areas with different grass or recent lawn work.
If your fall plans also include feeding the lawn, our sister brand Vitalawns explains why October fertilizer decisions depend on grass type and recent applications.
Review the full controller program
EPA WaterSense recommends adjusting clock-based timers regularly for seasonal conditions. Look at watering days, start times, and runtimes together. Keep a copy or photo of the existing settings so you can clearly explain what changed.
If the controller makes automatic adjustments, review the resulting schedule and watch the landscape. The presence of a smart controller does not remove the need to notice pooling, stressed areas, or other signs that the program needs attention. Follow any current watering restrictions from your water provider.
Use observations to guide the next adjustment
Check the soil rather than judging moisture only by the surface. A shaded section and an exposed section may tell different stories, so keep notes by area. Revisit the schedule after a meaningful weather change instead of treating the first fall adjustment as final.
This review is also a useful handoff for property managers. Record the controller settings, who can access the equipment, and any concerns still waiting for service. Keeping that information together makes the next conversation much easier.
